Well it could have gone better, much, much better. Sellers agent said she was assured all appliances and the furnace worked fine. Furnace did work, except it sent inspectors CO detector 'off the scale''.
Just needs cleaning agent says. Inspector ''cleaning isn't going to help...'
Then the roof, it has two layers of shingles so that means a strip to sheathing. Who knows what's under there???? Flashing around chimney covered in silicone caulk.
Evidence of a leak in the waste pipe heading out. House has been empty since last Sept. Some other minor stuff.
So as nice as it would have been there's at least 12-15k between a new furnace and roof.
Take care of the deficiency's or she's going to pass. Damn shame as this house would fit the bill for them perfectly.
 
Here's one you can chuckle about.
She looked at a house, very nice house in a good area. 3 beds, 2 bath. But no appliances, stove, fridge, dishwasher gone. Even the over range hood gone, I suspect it was a combo micro wave/ exhaust fan.
The kicker? No toilets, rag stuffed down the hole. In BOTH bathrooms
I've seen sales where appliances, usually the washer and dryer, weren't included in the sale.. Occasionally the fridge.
But who moves out of a house they're selling and takes the toilets?

Sounds like someone was about to lose the house to the mortgage company and took everything they could.
